VA Home In 5 Program
Arizona Veterans buying a home in Maricopa County should consider the VA Home In 5 program if you need help with your closing costs. This program has been very popular for the past few years because it is a great down payment assistance program.
Program Highlights:
- Assistance for down payment and/or closing costs up to 4% of the mortgage balance for qualified Veterans, active duty Military, active Reservists and active National Guard.
- The assistance money is actually available. Many down payment assistance programs run out of funds within a short period of time.
- True down payment assistance money… no strings attached. Many down payment programs come in the form of a 2nd mortgage that is paid back over time or when you sell your home. Many prevent you from refinancing.
- You do not have to be a first time home buyer.
How to Qualify:
- Buy a house anywhere in Maricopa County, including in the City of Phoenix.
- New or existing single family homes, 2 to 4 unit homes, condos, town homes, and manufactured homes.
- Minimum FICO score is typically 640. The minimum FICO score is 660 if you are buying a manufactured home.
- Income from all borrowers may not exceed $138,600.
- Qualify for an Arizona VA loan with a maximum debt-to-income ratio of 45%. The maximum debt-to-income ratio increases to 50% if your FICO score is above 680.

VA Mortgage Pima Tucson Homebuyer’s Solution
The Pima Tucson Homebuyer’s Solution can be used with an Arizona VA mortgage and has benefits are similar to those offered by the programs listed above and are offered in all of Pima County including the City of Tucson.

- Down payment assistance available at 4% of the loan amount.
- There is no first-time homebuyer requirement.
- No requirement to pay back the grant. Also, it is not a 2nd mortgage.
- The money is available and has continuous funding.
How to Qualify:
- Buy a house anywhere in Pima County, including in the City of Tucson.
- Minimum FICO score is 640.
- Income from all borrowers may not exceed $126,351.
- Qualify for an Arizona FHA loan with a maximum debt-to-income ratio of 45% (some exceptions apply).

Are You Eligible for a VA Mortgage?
Your VA eligibility is based on continuous active service of servicemembers and veterans. Also, may be available to spouses of vets who died on active duty or MIA/POW. The VA provides more detail for eligibility here.
VA entitlement is documented in your Certificate of Eligibility (COE). The guaranty is limited to 25% lesser of purchase price or established reasonable value and vets may generally purchase home up to 4 times entitlement with no down payment. Annual loan limits are set by county and most counties are set at $766,550. Remember, some down payment assistance programs in Arizona limit the loan amount even if VA will finance more.

- Arizona VA home loan after bankruptcy: The waiting period for getting a VA loan after a chapter 7 bankruptcy is 2 years. You can potentially qualify for a VA loan upon discharge of a chapter 13 bankruptcy or after 12 satisfactory payments during the plan.
- Arizona VA home loan after foreclosure: The waiting period for getting a VA loan after a foreclosure is 2 years after the foreclosure.
